As Construction manager, KOLER Construction utilizes its expertise of Construction methods, costs, scheduling and technology to help ensure the project is accomplished within the client’s established parameters. The client gains the advantage of having the opportunity to incorporate a contractor’s knowledge and input to planning, design decisions, costs, timing, methods and materials that will result in overall Construction excellence.
As the project manager, KOLER Construction will provide its expert advice on all or part of the project, which will assist the client in making better informed decisions. Under this delivery method, the client is responsible for all costs associated with the project, as they are typically reimbursable.

Cost efficiencies and reduced change orders can be realized by bringing together the collective skill and expertise of KOLER Construction to address the project design and Construction, within the client’s requirements. The client has one point of contact that increases accountability for design and Construction of the project. Under the Design Build delivery method, KOLER Construction can also fast track a project by initiating Construction prior to final completion of drawings.
Using this method, the owner engages an architect and/or an engineer to prepare the design of the project, including Construction drawings, and specifications. The designer may also provide additional services including environmental investigation, permitting, right-of-way purchase documents, hearings for public approval, submissions for project funding and other services.Once drawings and specifications are completed, a Bid Package, including the design and bidder’s information packet, is presented to competitive contractors, who prepare and submit their bids for the work. The owner will typically select a contractor based on the lowest bid or some hybrid of price, reliability and technical merit. The selected General Contractor will then execute contracts with accordance of the contract documents and is responsible for constructing the facility to the drawings and specifications provided in the bid package. This method is typically delivered under a lump-sum or cost-reimbursable contract.
Benefits to you
The DBB delivery method has been the most acceptable method of delivery for many years. With a proper design overview and budgeting of the total project, costs are more predictable for the owner once the bids are received, giving the owner reliable price information for the project before Construction starts.
In DBB, the owner has more control over the design content, relative to other delivery methods. However, this method typically involves a longer time period to execute, because Construction may not begin until the design and procurement phases are complete.
As the general contractor, KOLER Construction will provide a fixed price based on complete design drawings and specification. KOLER Construction will execute the project based on clearly defined scopes of work and will generally assume the risk of costs.
